Here's some more marketing tips!  We'll do another five next week... on our way to 100!

11.  Sponsor a neighborhood garage sale!

12.  In your farm market, put together a "Hot Properties" sheet and educate your farm.  Mail or distribute in person and ask for business.

13.  Create neighborhood watch campaigns... be the solution in your farm.

14.  In your farm rent a dumpster.  Flyer the neighborhood for people to bring their trash.  Put your promotional signs up and work it one day like you would an open house.

15.  Do block parties in your farm and work the like crazy for referrals.

We are on our way to 100 Marketing Tips for Real Estate Agents!!!  This week 6 - 10 and counting to 100...

6.  Make a charitable contribution from the proceeds of each transaction, let your prospects and clients know that you do this.

7.  Send Quarterly Reports and Statistics to your farming area.  These Reports could include house values.  Homeowners love this kind of information.

8.  Send postcards twice a year to remind clients to change their clock for Daylight Savings.

9.  Send a postcard to your farming area announcing the time and the location of the meeting area in the neighborhood for National Night Out - this year it was on August 15th.

10.  Bring goodies, cookies, water, soft drinks to your Home Owners Association Meeting.

REALTOR MARKETING TIPS - 100 Marketing Tips For Real Estate Agents!!!

I've collected quite a few marketing tips and ideas over the years.  So I thought it would be fun to list them... you know 1 - 100 or so.  Maybe 5 tips every week would be a good number.  That will keep it in the short read category.  OK, here we go!

1. Volunteer for your voting precinct.  Make sure your wear you name tag!  But, call the precinct chair and ask if you can volunteer.  You'll get seen by more neighbors and clients!

2. Send out Birthday wishes for Mom, Dad and the Kids!  The hand written notes work the best!

3. Send out Home Anniversary Cards yearly!  Remember to call it a HOME when working with Buyers and a HOUSE when working with Sellers.  For present clients - it's their HOME!

4. Send a Lottery Ticket with a hand written note saying... your referrals mean a million to me!

5. Send out a letter quarterly that relates personal information about you and your family.  Ask your clients to tell you what's going on in their lives.  Very effective if you write the letter by hand!

REALTOR MARKETING TIPS - Be The Best At What You Do!

Long week for a lot people last week.  And last week I wrote this article in "REALTOR WEEKLY" that had my take on the current financial crisis which has us all concerned - and for good reason.  The name of the article was called "What Are You Going to Do?"  In the beginning of the article, I paint the worst case scenario and I think it through with my readers.  So it was about a financial catastrophe that has about a 1% chance of happening.  And if it did... it would be GLOBAL.  It would affect more than just Realtors and Mortgage Brokers and people in the Housing Market.  It would affect Home Owners... Everyone!  Rich, Poor, Russia, Japan and ALL.

Now, I almost regret writing that article, because I said that "a bank like Wachovia could single handedly tank the FDIC funds."  Well, guess what bank was in the news all weekend?  The article was actually... an uplifting article!  Because, remember what I stated above... about a 1% chance of happening.  My position is STILL this - we have a positive GDP as a country.  Oil is under $100 a barrel.  The Mortgage Bankers Application Index is STILL at an all time high.  Our diverse and robust economy will pull out of this "crisis."

So with all that being said... we know even as Real Estate Professionals that our economy is driven by consumer confidence!  So my question again - What are you going to do?  My answer - Be The Best At What You Do!  We can't control a lot of what goes on in the news... BUT, we can control what we do.  This leads me to the point of my Realtor Marketing Tip.  If you want to reach the stars in your career, you have to become excellent at what you do.  You have to pay any price, go the distance, spend any amount of time necessary to "be the best."  Extraordinary rewards only go for extraordinary performance... average rewards for average performance and so on...  Be The Best At What You Do!  This is what has made our nation so great.  Consumer Confidence will return and we will win the day!

REALTOR MARKETING TIPS - Make Every Minute Count!!!

Time management is the central skill of success.  Your ability to manage your time to focus and channel your energies on your highest value tasks, will determine your rewards and your level of accomplishment in life more than any other factor.  Not to long ago, I wrote an article about Time Blocking for Realtors.  Time Blocking is basically setting an appointment with yourself.  Lets say everyday you want to make the calls, but you just don't have the time.  Well, you make time for your family... you make time for your clients!  Make time for yourself.  This is just one example of how you can manage your time more effectively.  Start blocking time for the tasks that payoff BIG.  After a while... it becomes habit and you just do it.  One of the Biggest Payoff tasks you can be making is (are you ready for this)?  Make the Calls!!!

REALTOR MARKETING TIPS - Advertisements in College Newspapers!!!

It's one for the back burner, because you should really be doing something like this earlier in the year.  But, one idea for a Real Estate Agent to find prospective clients is to place an ad in the local college newspapers.  Especially between the months of March and August (or Now), when students are looking for housing for the upcoming school year.  Try this... you may get some new clients and their parents saying - awesome dude!

REALTOR MARKETING TIPS - Magnetic Business Cards?

I was just driving down the street  in my town a couple of days ago and saw this car covered with magnetic business cards.  It definitely got my attention, how clever I said.  And as I was on my way to the local home improvement store, I noticed the magnet covered car pulled in and parked.  A well dressed woman got out of that car, and I struck up a conversation with her.  She pointed to the big sign on the car that said "TAKE ONE, I'm a Realtor - if you are buying or selling a home anytime soon, call me when you're ready." I did just that.  I took one of her magnetic business cards and put it on my refrigerator!  Then I lol... clever!!!

REALTOR MARKETING TIPS - Network, Network, Network!!!

Yes Network!  Join local civic organizations such as The Rotary Club, Lions Club, Kiwanis, Junior League, etc.  The more people in you sphere who know you're a Real Estate Agent will be more comfortable working with you.  You'll have a common bond of shared and familiar interests.  My wife is a Realtor.  She sits on the local school board.  Take a wild guess as to what group of people are her typical clients?  You got it...  Teachers!

REALTOR MARKETING TIPS - Be BIG on Open Houses!!!

Everyone that knows me, knows that I'm a BIG fan of the Open House!  I can't help it.  As most of you know, an Open House performs a similar function to the neighborhood announcements... it lets all of the neighbors know that the subject property is for sale.  It practically invites the whole hood to come and "take a look see."  And being generally nosy, a lot of neighbors will take advantage of the invitation.  But, think word of mouth!  If you put your listing agent cap on, and go to all of the Open Houses in your neighborhood... you'll get to know those people pretty quick!  I know that the Open Houses are not very popular with most agents, but when Chris and I are doing webinars for ByOwner247.com people - the feedback that we get from the heavy hitters is that THEY WORK!

REALTOR MARKETING TIPS - Offer A FREE Market Analysis!!!

One way to get real estate leads is to offer a FREE Market Analysis to homeowners.  This should be done word of mouth, local advertising and internet advertising.  It also works very well when marketing to FSBO's and Expireds!  GIVE this and watch the real estate leads you'll GET!!!
